Incorporated September 24, 1985 Crawford County Board of Education Superintendent of Facilities Highway 341 Roberta GA 31078 RE: BIRD GUARANTEE BOND NO. 10-K-P-B/U 8619F ROOF OF CRAWFORD COUNTY ELEMENTARY SCHOOL Gentlemen: This is to inform you of an inspection that was made during the last week of August by our professional roofing consultant, Mr. Marsh. We understand from his report dated August 29, 1985 that the roof ponds water. The ponding of water is a bad feature that, over time, leads to roof problems. The bond in question does not cover roof damages if there is any ponding of water on the roof. Please refer to item five (5) in the bond document. The repairs are the owner's responsibility. Mr. Marsh reports the built-up roof to contain the following: "Air conditioning units and vents have been recently installed without a request or permission. The pipes and wire are through the deck without a pitch pan. Could result in leaks soon if not corrected." A copy of Mr. Marsh's photographs shows "that there is no curb or curb flashing where the air conditioning units Vrere added and there is considerable water standing in the area." A crack is shown in one of the photographs and a large blister has developed in a repaired spot of another photograph. We note from a review of the file that the roof was completed on August 31, 1979. Repairs were made last year to fix numerous blisters and splits in the roofing membrane assembly. The repairs amounted to $792.42 and were paid to the roofer, \ Bird lncarpor(cd/Ust Walpole, Massachusetts 02032/(617) 668-2500 BIRD 011419 Crawford County Board of Education September 24, 1985 Page 2 Pittman-Waller Roofing Company. A total of $1,624.41 has been paid so far by Bird Incorporated to maintain the roof in question. The guarantee bond amount remaining is now $7,215.59. Bird requests you to contact Pittman-Waller Roofing to give us an estimate of the repair cost to fix the large blister in the ungraveled repair spot and the cracks in the roofing membrane. All repair spots in the roofing membrane must be covered over with gravel. Flooding the roofing membrane with asphalt and leaving it unprotected to the weather is a bad practice and should be avoided. The owner is responsible for the installation of curbs and curb flashings where the air conditioning units have been recently installed. The pipe and wire through the deck required a pitch pan. Failure to have these repairs made could lead to Bird canceling the bond.
